Curtis has 32 years experience, a wide range of residential and commercial architectural design services including entitlement, feasibilities studies, site analysis, design development, building code analysis, construction document preparation, bidding and construction administration. Entitlement responsibilities have involved interaction with municipal planning departments gaining approval of large and small commercial projects ranging from office, retail and fuel stations, to multi-family residential developments. The types of planning approvals include; zoning modifications, conditional use permits and or design review approvals, which in many cases required detailed site analysis and design, traffic studies, building design development, preparation of planning and zoning application submittal packages, neighbor meetings and public hearings. The entitlement process often required coordination between neighborhood associations, multiple public works agencies, highway districts, property land developers and construction companies in a variety of cities throughout the country. Curtis is experienced in full range of architectural design services being with site analysis, preliminary building planning using various rendering and presentation methods from quick hand sketches to more refined acad layouts. Fully capable of transforming design development concepts into construction drawings and specifications used in either government agency or private developers’ bidding procedures and finishing a project through the construction administration process.
