Colliers International is a locally owned commercial real estate company that specializes in property marketing, management and real estate investment services. When the company had outgrown their location in the historic 8th Street Market Place in downtown Boise, the company came to BRS to design their new offices in the BoDo office condominium development just down the street. Since they are the largest commercial real estate firm in the state of Idaho and have many areas of expertise, the 10,000 s.f. office tenant improvement had a very complex program in order to accommodate the 45+ team members with support space for each. The office space is located on the buildings third floor and has continuous windows on the north and east sides that look out to the downtown area and mountains beyond. We knew that views and natural light would be important in this space and for that reason limited the number of hard walled offices and provided the majority of the desk space with office cubicles that utilized low partition walls between the spaces.
One anomaly of the tenant space was that the building housed a multi-plex theater that bordered the west and south sides. Great care and research had to be done for the detailing of the demising walls between the two uses. Not only was the required 2 hour fire rating important for the occupancy separation, but the theater noise was also a consideration. The solution required the construction of a layered wall of insulation, resilient channels and multiple sheets of gypsum board that successfully kept the theater noise from traveling through the wall.
